Magnus' practice focuses on real estate, construction and finance & banking. He has over 10 years' experience handling property transactions, financing, construction, and leasing matters. Magnus has also resolved numerous disputes on behalf of property owners, contractors, lenders and other businesses over the years. Many of Magnus' clients are small to mid-sized companies based in the Puget Sound region of Washington State, but he also works with publicly traded companies as well as individuals who own real estate.
Real Estate
Magnus' real estate practice includes sales and
acquisitions of commercial properties, leasing, title
insurance questions, easements and other agreements with
neighboring property owners, and disputes. Magnus has represented
both sellers and purchasers in commercial transactions, including
negotiating, drafting and reviewing purchase and sale agreements and related
closing documents. He has also handled numerous lawsuits involving real
estate matters, as well as arbitrations, mediations, and appeals.
Representative matters include:
Represented seller of $2 million commercial property in Seattle, including addressing environmental contamination discovered during buyer's due diligence review.
Represented buyer of $1.3 million commercial condominium unit in Seattle.
Obtained eviction order and $240,000 judgment against commercial tenant.
Successfully resolved negligent misrepresentation and fraudulent concealment claims against sellers of residential property.
Magnus' construction practice includes contract negotiations, claims and other disputes, lien claims, and bond and surety questions. Magnus has represented both contractors and owners in construction projects, including drafting and reviewing construction contracts. He has also handled numerous lawsuits involving construction projects, including arbitrations, mediations and appeals.
Representative matters include:
1000 Virginia Ltd. Partnership v. Vertecs Corp., 158 Wn.2d 566, 146 P.3d 423 (2006). Successfully represented homeowner in lawsuit against contractor for defective EIFS siding.
Colorado Structures, Inc. v. Insurance Company of the West, 161 Wn.2d 577, 167 P.3d 1125 (2007). Represented surety in defense of claim against AIA A-311 Performance Bond.
Represented non-profit organization in contract negotiations on remodel of organization's headquarters with funding from local municipality.
Magnus' finance and banking practice includes drafting and reviewing loan documents, commercial loan work-outs and modifications, and collections including foreclosures and bankruptcies. Magnus typically represents community banks and other lenders in these matters, and has handled numerous lawsuits, mediations and arbitrations.
Representative matters include:
Obtained $600,000 judgment for community bank by defeating guarantor's defense that he did not sign guaranty.
Obtained judgment for community bank in bankruptcy court by successfully having borrower's debt declared non-dischargeable based on borrower's false financial statements.
Successfully represented lender on multi-phase residential development against numerous mechanic's lien claims totaling more than $580,000.

Magnus grew up in Malmö, Sweden. He came to the United States at the age of 19 with the dream of becoming an attorney. Magnus is now a shareholder with Hanson Baker Ludlow Drumheller P.S. and lives in Kirkland, Washington with his wife and three young daughters. In his free time, Magnus enjoys spending time with his family. He is also an avid golfer.
